Project: The Chicon Phase I & II
Located in East Austin, the Chicon is a 3-building mixed-use and affordable housing community. Pegasus President, Sean Garretson, serves as Board President and developer representative for the east Austin non-profit housing developer, Chestnut Neighborhood Revitalization Corporation (CNRC). The CNRC is one of the oldest CHDOs (Community Housing Development Organizations) in Austin.
The Chicon was created to help revitalize an important area of East Austin and provide affordable home and commercial ownership. The development encourages alternative modes of transportation and a decreased dependency on automobiles. Phase II will be a carless development where residents can rent a communal car to use. The project will consist of 90 residential units and 10 commercial units (all locally-owned).
This project won the National ULI Jack Kemp Excellence in Affordable and Workforce Housing Chairman's Award in 2019 for the most impactful project of the year.

Project: Target Industry and Economic Activity Alignment Strategy
Pegasus worked with the Nacogdoches Economic Development Corporation to create a Target Industry and Economic Activity Alignment Strategy. The relatively rural community of 33,000 has various assets, including an educated labor force and new infrastructure coming through Nacogdoches.
Pegasus reviewed current industry targets, analyzed community assets and opportunities, and spoke with key stakeholders in order to create an economic development strategy with an eye towards successful business growth in each industry.
The Nacogdoches Economic Development Corporation is currently using the strategy Pegasus prepared to support Stephen F. Austin University’s proposed Center for Applied Research and Rural Innovation. The EDC is seeking a $3 million EDA grant to fund the center.

Project: College Master Plan and Strategic Business Plan for Technology Innovation Hub
In collaboration with a team of experts, Pegasus worked on the Amarillo College (AC) Master Plan, focused on workforce programming and on the feasibility of converting the AC Downtown Campus into a Technology Innovation Hub Study. Pegasus performed a labor and market analysis, in addition to a workforce development and economic analysis. As a result of the master plan and its recommendations, Amarillo College received a $89 million-dollar bond and a $1.5 million-dollar EDA grant, which will be utilized to fund various phases of the Capital Outlay Plan and Innovation Hub.
Upon completion of the College Master Plan, Pegasus was hired to create the Strategic Business Plan for the Innovation Hub, which involved a series of workshops with key stakeholders, engagement with public and private partners, and the development of an Advisory Committee to guide the process. One key goal of the Innovation Hub will be fostering the development of an entrepreneurial and tech-savvy labor force.
